India drove 16% YoY surge in APAC office demand in 2024: Colliers

Demand for office space across Asia Pacific's (APAC's) top 11 markets* rose 15.9% year-on-year (YoY), to 8.8 M sq m, led by India, Mainland China and Japan, in the second half of 2024.

2H24 saw office demand in the region reaching 4.7 M sq m, a 6.1% rise compared to 2H23 according to global diversified professional services company Colliers. Demand growth over this period was notable in markets such as India, Japan and particularly impressive in Australia, which had a lower base. Leasing activity, however, remained relatively subdued in New Zealand, the Philippines, South Korea, Hong Kong, and Taiwan in 2H24.

Colliers' Asia Pacific Office Market Insights H2 2024 and Outlook 2025 report found the significant increase in APAC office space demand to be driven by corporate expansion, return-to-office initiatives, and the growth of global capability centres. Office market activity was strong in India, which saw 6.17 M sq m of leasing during 2024, and 3.44 M sq m of gross leasing in 2H24, an 11% YoY rise compared to 2H23. 

In India, technology firms and flex space operators accounted for a combined 46% of the total takeup across the top six cities during 2H24. New supply remained robust, with over 2.81 M sq m of completed space in 2H24, a 7% YoY growth across the top six cities. Bengaluru and Hyderabad led the office market activity during this period, cumulatively driving more than half of India's Grade A (premium) space demand and supply. Amidst an uptick in both leasing activity and new supply, India vacancy levels largely remained stable at around 17%.

"The APAC office market remained upbeat during 2H24, with demand rising 6.1% YoY to 4.7 M sq m. Office space demand in the region continued to be driven by India, Mainland China and Japan. At the same time, leasing in Australia grew manifold during 2H24, albeit on a comparatively lower base. 

"New office supply declined across most markets in 2H24, resulting in a 16.9% annual drop at the APAC level. Contrary to larger trends, India witnessed 7% YoY growth in new supply, contributing 60% of the new supply in APAC region during 2H24. Looking ahead, we anticipate improved demand-supply dynamics in 2025, supported by balanced economic growth and likely moderation in inflation," said Arpit Mehrotra, MD, MD, Office Services, Colliers India.

"With over 70% share in leasing and 60% share in new supply in 2H24, India remains one of the leading office markets in the APAC region. Strong domestic leasing, coupled with increasing Grade A space uptake by global capability centres (GCCs), continues to fuel office demand in India. During 2H24, GCCs leased 1.4 M sq m of office space in India, accounting for over 40% of the overall leasing during the period. Factors such as rental arbitrage, abundant talent, and language proficiency will continue to support the expansion of GCCs and outsourcing hubs in India," elaborated Vimal Nadar, Senior Director & Head of Research, Colliers India.

Colliers' research forecasts that both demand and supply will strengthen across most APAC markets in 2025, with vacancy rates expected to remain range-bound. Mike Davis, Colliers' MD of Occupier Services, Asia Pacific, said: "The outlook for the office occupier market remains positive, with strong demand set to drive further market shifts in the year ahead. High-activity markets may witness continued rental growth, particularly in peripheral business districts. 

"The overall outlook for 2025 indicates a sustained momentum for the APAC office leasing market. We expect to see steady growth and continued resilience, driven by stable economic growth, corporate expansions, and the return-to-office trend. The flight-to-quality will dominate, with occupiers seeking modern, flexible and sustainable spaces that foster collaboration and productivity."

Six in 10 APAC companies report stable office attendance Sixty percent of APAC companies say office attendance is stable

A new CBRE survey has found that over 60% of companies in the Asia Pacific region say office attendance has reached a steady state, reflecting acceptance of flexible and hybrid working models as the future of work. About a third (32%) of firms expect office usage to increase, while 4% anticipate a decrease.

The survey highlighted that 43% of Asia Pacific companies have achieved a peak utilisation rate of 80% or higher. This trend presents opportunities for companies to recalibrate their workplaces to align with evolving work styles and attract top talent, CBRE said.

Unassigned seating (hotdesking and activity-based working) and collaborative spaces are emerging as effective ways to boost workplace efficiency, with companies are increasingly adopting flexible seating and higher desk sharing ratios to achieve this goal. Additionally, 49% of companies plan to expand their use of flexible spaces in the next three years, with interest in utilising on-demand event spaces, CBRE said. 

Cost remains a critical factor influencing both lease renewals and relocations. Among respondents, 50% cited better lease terms and rents as well as cost savings as the primary motivation for relocating to new offices. Despite these financial concerns, 58% of the companies are committed to enhancing employee experience and 45% focused on boosting employee productivity.

“Asia Pacific occupiers are seizing cost saving opportunities in tenant-favoured markets to upgrade to higher quality buildings in better locations with minimal cost escalation,” said Luke Moffat, Head of Advisory & Transaction Services, Asia Pacific for CBRE.

“Sustainability and wellness are another area of focus for occupiers. Therefore, the more proactive landlords are offering green building and wellness certifications, green lease clauses, electric vehicle charging stations, and various energy-saving features, the more they can attract occupiers to their assets.”

The survey found that 70% of companies want employees back in the office at least three days a week, with half aiming for a five-day workweek. Employees in Asia Pacific are showing slightly higher office attendance than requested as 73% of them reported working in the office at least three days a week. 

The survey also highlighted uneven office attendance throughout the week, with Tuesdays and Wednesdays seeing the highest attendance rates across the Asia Pacific, except in mainland China where attendance is the highest on Mondays. Fridays show the lowest attendance, suggesting that companies may need to implement initiatives to maintain vibrancy and engagement for those who choose to come in, potentially increasing turnout over time. 

“Companies should rethink how they measure and interpret office utilisation to accurately estimate current and future space needs,” said Ada Choi, Head of Research, Asia Pacific, for CBRE. 

“With hybrid work patterns leading to uneven attendance, it is essential to maintain a vibrant environment during off-peak times while accommodating maximum capacity without compromising the work experience.”

Clean offices a must for effective work

A study conducted by consumer research firm Milieu Insight in collaboration with SoftBank Robotics and Infogrid has found that 64% of employees polled were concerned about contracting COVID at workplaces.

According to SoftBank Robotics, which provides automation and collaborative robotic solutions (cobotics), the Workplace Smart Cleanliness Study found that:

- More than eight in 10 (84%) cite that cleanliness at the office is important for them to be able to work effectively

- Three quarters of employees think that the most ideal cleaning arrangement is a mix of both human and robot cleaners

- Nearly three quarters (74%) of employees seek greater transparency for cleanliness statistics, especially in air quality (eg. particulate matter) (70%), cleaning frequency (e.g. pantry, toilets) (65%), and virus transmission risk (61%).

Over eight in 10 (85%) are somewhat or very open to having robot cleaners in their offices with the top three most important capabilities for the cleaner cited as:

- Vacuuming/sweeping/mopping floors (84%),

- Air purification (75%) and - Ability to disinfect surfaces (74%)

Milieu Insight’s COO Stephen Tracy, said, “The study helps shed some light on the concern levels of Singaporean workers as many are now heading back to the office. With 64% indicating they’re somewhat or very concerned about contracting Covid-19 at work, office cleanliness and safety are top of mind.

"But there’s an enormous opportunity in applying data and robotics to address these concerns. And the study shows that support is high for integrating things like more data and transparency around office cleaning practices, as well as the integration of robotics, including robo-vacuums."

The Workplace Smart Cleanliness Study was conducted via Milieu’s proprietary survey community who work in office environments in Singapore (n=1,000). The data is representative of all working adults aged 16 and above, and the margin of error is +/- 3% at 95% confidence level. The data was collected in April 2022.

Smarten Spaces offers AI-based desk management for safe distancing

The advent of robotics and artificial intelligence (AI) has touched a raw nerve for anyone who works. A lack of skilled people in various sectors has made automation in all its forms much more attractive to employers, and it is clear that automation and AI can replace a great deal of what humans do today.

The response has ranged from positive – an Oracle study shows that 93% of people would trust orders from robots at work – to adaptive – Ericsson's 10 hot consumer trends for 2019 include one about how 31% of consumers soon expect to go to ‘mind gyms’ to practice thinking, as everyday decision-making becomes increasingly automated – to negative.

“Some businesses continue to face resistance from employees who feel threatened by automation. Businesses also face a skills gap in the advanced technology sectors such as robotics, data and AI,” observed Lieu Yew Fatt, MD, Omron Electronics.

Equipping the existing and emerging workforce with skills more suited to an age with AI is going to be important.

“It is crucial to groom the workforce with a 'lifelong learning' mentality at this juncture of digitalisation. In order for individuals to stay ahead of the game during their education journeys and throughout their careers, higher-education institutions and businesses must prioritise skill-based learning and start curating instead of creating relevant curriculums and content for their academic and on-job training programmes,” said Bahl.

The need for data scientists

One way to coexist is to focus on higher-value skills such as analysing data. Chua Hock Leng, MD, Singapore, Pure Storage, said the roles of data scientist and AI specialist would confer more than a competitive advantage. “They will be a necessity,” he said.

“A study that Pure Storage commissioned from MIT Tech Review Insights found that business leaders felt a lack of resources and talent was one of the biggest barriers preventing better management of data in their organisation. As such, in 2019, we expect to see business and industries across the board begin collaborating with educational institutions to help close this talent gap.”

Leslie Ong, Southeast Asia Country Manager, Tableau Software said, “LinkedIn recently released reports on the emerging jobs in several Asia Pacific (APAC) markets and all listed ‘data scientist’ in their top five. This observation is not surprising, as more organisations are recognising the value of data and are hiring people to tap into it.

“The skills required for many jobs are evolving to include data, but according to PwC, just one in five workers in APAC is data literate. Moving forward, we need a concerted effort from the private and public sector to upskill those already in work and provide the next generation with the skills businesses are starting to require.”

“In 2019, we will continue to see the emergence of data science and our reliance on it. With volumes of data growing exponentially, there will continue to be greater value placed on the capabilities within data analytics fields, across industries and organisations. Companies will need to continue advancing, upskilling and retraining, as data science continues to become mainstream,” agreed Experian Asia Pacific's CEO Ben Elliott.

There will be formally-trained data scientists, and there will be those who learn on the job, as it were. “As the talent gap in the field of data science grows and access to data and AI platforms becomes more prevalent, we can expect to see a number of non-data scientists or ‘citizen data scientists’ emerge.

"We’ll see additional roles emerge and growth in other data analytic roles, such as machine-learning engineers. For organisations who cannot afford the hefty price tag that comes with teams of data scientists and sophisticated platforms, this will bring about a greater collaboration between the lines of business and IT departments,” predicted Sumir Bhatia, President, Asia Pacific, Data Center Group, Lenovo.

Ong says 2019 will be the year of data for everyone, partly because smart technologies powered by AI will lower the barriers to analytics adoption by automating stages of the process. Like Bhatia, he believes that people with few analytics skills will be able to find insights within data.

“For instance, business intelligence (BI) vendors are incorporating natural language processing (NLP), which helps computers understand human language, to allow users to interact with their data naturally, asking questions as they think of them without technical knowledge of BI tools," Ong said.

According to Ong, users will be able to receive insights by typing a question like “what were my APAC sales last month?”, then asking supplementary questions like “what about in Singapore?”. "Allowing people to interact conversationally enables people of all skill levels to ask deeper questions, and helps to transform workplaces into data-driven, self-service operations,” he said.

Data-based corporate culture

Ong further predicted that organisations will increasingly look to create a culture of data. “To facilitate such an environment, companies are increasing engagement through internal user communities. This starts with a group of experts helping non-experts adopt a BI tool, then these users then become experts who help socialise best practices and align others around data definitions,” he said.

Thomas LaRock, Head Geek,  SolarWinds, also says that 2019 will be the year that data is recognised as a key business driver. He said, “Operations teams must adopt a 'data mindset' to discern the type of data that exists in their department and can be polished into something that adds value to the business overall. With DataOps, organisations can begin to transition their IT team into a data science team, as they adopt a data-first frame of mind.”

DataOps will extract and analyse the most pertinent pieces of data, distilling and crafting them into a compelling and business-digestible narrative that can be easily understood across the organisation, LaRock explained.

“Companies will begin to actuate on this data, not just report and track in Excel—they will start using valuable data to make more informed decisions. The ability to share this actionable, business-digestible narrative may even earn tech pros a seat at the strategy table,” he suggested.

“Looking beyond 2019, the secure and seamless management of data will continue to be honed as a skill across industries. We will see more companies investing in talent or third-party partners that can support in managing and analysing these growing volumes of data, while mitigating the risks associated with it,” predicted Elliott.

New skills wanted

Tomorrow's coveted skillsets will not be focused on data analytics alone, says Ong. “Modern data scientists must possess a hybrid mix of hard skills such as advanced statistical and machine learning knowledge, but also soft skills like communication. To add to this, they are also expected to have a strategic mind for the business, including a deep knowledge of their industry,” he said.

Shaun McLagan, Senior VP, Asia Pacific and Japan at Veeam Software, suggests that technicians must become generalists, or rather 'versatilists'. “Talent shortages combined with new, collapsing on-premises infrastructure and public cloud + software-as-a-service (SaaS), are leading to broader technicians with background in a wide variety of disciplines, and increasingly a greater business awareness as well,” he said.

“Specialisation will of course remain important, but as IT becomes more and more fundamental to business outcomes, it stands to reason that IT talent will likewise need to understand the wider business and add value across many IT domains.”

Bahl also said future job scopes will move towards skills that robots cannot deliver, including providing comfort to a patient, overseeing and managing machines, drawing macro insights from big data processed by algorithms, or working interdepartmentally in collaboration by leveraging machine intelligence.

“We now live in a world of more pervasive technology and the things that humans do well are even more important. Hiring managers will start focusing more on human-centric attributes and behaviours rather than only on technical skills when searching for candidates. Skills such as emotional intelligence, problem-solving, or crisis response, will begin sweeping across the industry and become starkly evident in newer job posting,” he said.

Providing the training

By logistical extension, facilitating skills acquisition - learning - will become a boardroom priority.

“Learning in organisations is still perceived as departmentally-driven and, as such, is the responsibility of the learning and development (L&D) and/or HR departments – business functions that are not always the driver of change in businesses. With so much at stake, it’s essential for learning to move from a watercooler topic to a key agenda point for boardroom discussions so that concrete decisions can be made. We will witness reskilling and ultimately learning emerging as a top priority for executives sitting at the top," said Bahl.

Chua sees academia involved. “Courses will be designed to prepare students with the most in-demand skills, with flexible university curriculums that constantly keep up with industry developments. These efforts will help expand the pool of future data scientists at a faster rate,” he said.

Bahl also highlighted the key role that a support ecosystem will play. “Collaboration is a key area that industries have yet to hone this year. When public institutions, businesses, and education institutions step up to proactively form a supportive ecosystem, building on one another’s expertise, we will be able to create a resilient workforce that can adapt to ongoing change.

"For instance, Singapore’s SkillsFuture initiative is aimed at helping people develop new skills in addition to their existing skillset for career resilience or a new career path. This is a great initiative to encourage individuals to take ownership of their skills development and lifelong learning,” he said.

“AI will make data and analytics become more human than ever. Designing AI around humans will have much higher impact for organisations in the next five years, than designing to take humans out of the process,” concluded Sommer.

Jabra Evolve 75 is wireless, has active noise cancellation

Jabra has extended their Evolve range of headsets for modern office workers with the release of the wireless Evolve 75. For the first time in the Evolve line, Jabra has combined wireless capability and active noise cancellation (ANC)* into a portable, compact package.

Taking its cues from the popular Evolve 65 and Evolve 80, Jabra listened to feedback to fill the gap between the two - a wireless model without ANC, and a wired model with ANC. The Evolve 75 has integrated the best features of these two industry mainstays, and also improves on them by offering unparalleled sound quality, portability and noise isolation.

Jabra says the headset is ideal for concentration and collaboration by remote workers, desktop  workers, corridor warriors - the ones who need to make calls in the corridors to avoid distracting others - and flexible hub (coworking space) workers. Patrick Khor, Jabra Country Manager, noted that workplace trends are towards open offices, hot desking, and workers who are out in the field most of the time but who still require a private space at the office when they return. At the same time, companies are doing away with expensive physical phones, adopting voice over IP (VoIP) solutions like Skype for Business or 'soft phones' that work via software instead - but laptop audio can fall short compared to physical phones, Khor said. 

He shared research conducted by Jabra** which showed that 78% of office workers believe their productivity is negatively impacted by on-site noise, while as much as 24 minutes is lost each day due to workplace interruptions. "Concentration and collaboration are not suited for today's open office work spaces. The least productive workplace is the open office," Khor said. "People are struggling to be as productive as they used to be."

Jabra has designed the Evolve 75 to tackle the problems of today’s open offices, by giving users their own virtual private space at the flip of a switch, while still maintaining the collaborative potential that open offices offer. In demonstrations of the Evolve 75 at the media briefing, using the headset as opposed to using the phone alone showed a clear difference in sound quality - vehicle noise in the background could not be heard when the headset was in use. This writer personally tried the headset and with ANC on it sounds like there is a bubble of silence around you.

"The mobile call comes to the headset, the laptop call comes to the headset. (It's) crystal clear sound," Khor explained. "We're blocking noise around you in the office."

Wayne Lee, APAC Lead for Product Management and Alliance, Jabra, introduced the headset as "the best wireless headset for concentration in the open office". The headset shuts out ambient noise, offers a better sound experience for both callers and the called, and can be connected to two devices at the same time. "We think design is one of the things that makes our product unique," said Lee.

Certified by most major unified communications platforms such as Skype for Business, Cisco WebEx, and Google Hangouts, the Evolve 75 is also compatible with Jabra Direct – Jabra’s cloud-based software for headset customisation.

The Evolve 75 is the only wireless ANC headset to boast Open Office and Outdoor certifications from Microsoft’s Skype for Business Certification Program. Due to the vast number of products endorsed for Skype for Business, the quality of these products ends up varying wildly. This has led Microsoft to introduce a new Skype for Business Certification Program, which brings with it more stringent requirements for certification.

Products seeking to get certified for Skype for Business must now pass two tests in the Open Office and Outdoor categories. To pass the Open Office test, a microphone must not pick up chatter from adjacent users, making it usable in crowded offices like call centres, where multiple people are speaking. Meanwhile, the Outdoor test pits products against several different noise profiles, ranging from a cafeteria to the inside of a car to a railway station. To achieve this, engineers at Jabra spent over four years developing a software solution that integrates both the boom microphone and ANC microphones to create a noise-free zone around the user, with the boom microphone as the centre point. All noise picked up by the ANC microphones in a 60-centimetre radius is recognised as background noise, and will be appropriately filtered out by the Evolve 75. The software can also recognise and transmit only when the user is speaking, ensuring optimal call quality.

Aside from offering superior noise cancellation, the Evolve 75’s 30m range for laptops (10 for smartphones) also allows for unmatched freedom of movement in the office. Offering dual Bluetooth connectivity, the Evolve 75 can connect to up to two devices simultaneously, letting users have one integrated communication solution for both their laptop and smartphone.

New Dubai Font to be available in Microsoft Office

The Crown Prince of Dubai and Chairman of the Executive Council of Dubai HH Sheikh Hamdan bin Mohammed bin Rashid Al Maktoum has launched the Dubai Font– Microsoft’s first font to be created by a city and named after it – in line with the UAE’s vision to become a regional and global leader in innovation.

Dubai Font is a project spearheaded by HH and launched by the Executive Council in partnership with Microsoft. HH officially directed government institutions in the Emirate of Dubai to adopt the font in government correspondences, saying: “The launch of the Dubai Font to the world is a very important step for us as part of our continuous efforts to be ranked first in the digital world. We are confident that this new font and its unique specifications will prove popular among other fonts used online and in smart technologies across the world. Therefore, we urge all government entities to use the Dubai Font in their official correspondence, which is considered as a positive shift that will boost the emirate’s competitiveness in smart technology. This should be a commitment from the Dubai government to guarantee the dissemination and success of this initiative on a local and global level.

“I have personally overseen all the stages of the development of this font, from the first design sketches to the execution phase. I congratulate the project team and everyone who contributed to the success of this unique initiative.”

The font is the first font in Microsoft applications and solutions to be developed by a city and to carry its name. The Dubai Font was designed by Dr Nadine Chahine in collaboration with a team from a global agency Monotype. It was developed as a font with unique specifications that aims to encourage self-expression and reading, such as being optimised for use with screens. Created from scratch, the Dubai Font fills a design gap between Arabic and Latin texts and presents harmonious typefaces combining the two scripts seamlessly. The design of the font captures the unique nature of the Emirate of Dubai, mirroring the city’s qualities and promotes its global standing.
